The Ridge office condominiums at Reyes Adobe and Agoura roads in Agoura Hills will be put up for sale starting Oct. 6.

The spaces run from 1,000 to 10,000 square feet and are priced in the low $400,000 to $4.5 million range, according to Daum Commercial Brokerage, the sales agent.

The project comprises two buildings with a total of 40 units. Nestled at the base of the Santa Monica Mountains, the buildings are set at the forefront of an 84- acre campus, 60 acres of which have been donated to the Santa Monica Mountain Conservancy land preservation agency.

Developer Mark Scheu purchased the property in 1997.

“We worked closely with the city (Agoura Hills) to achieve a design that worked for the neighboring public and the future occupants,” Scheu said.

“My goal from the beginning has been to come up with a design that improves upon this unbelievable setting. I want my future occupants to enjoy the whole experience. I can’t duplicate this setting again so it has to be just incredible.”

Scheu expects the typical Ridge buyer to be a professional who has 1 to 12 employees and who “understands the monetary benefit of owning versus leasing.”

“Buyers are looking to diversify out of the stock market and these office condos provide diversification for their portfolios,” Scheu said.

The Ridge architecture is characterized by long roof lines and large overhangs that drew a comparison to the design of Frank Lloyd Wright during city planning hearings.

The Craftsman style architecture features stone and glass accents on the exterior and stone walls, wood floors and special lighting in the interior.

Says Scheu, “We have the ability to have 10-foot to 11-foot ceiling heights. We have a second floor concrete deck for sound insulation. We have a state of the art conference room of about 600 square feet. We have finishes that aren’t standard and we’ve used material throughout this project that requires little maintenance.

“We’ve looked at and continue to look at every detail and try to improve on it,” he said.

The Oct. 6 release date for the units will feature an “Evening Under the Stars” celebration meant to capitalize on the scenic outdoor setting and to introduce the development for the first time in grand fashion.
