NAWBO recognizes Keller Williams’ Moerler for innovative approach

In the first part of her life, Terry Moerler, 65, was on a quest for success.

Today, the leader at Keller Williams Realty Westlake Village says she is on a quest for signifi- cance.

“ I want to make the world a better place and believe that each one of us can contribute unique abilities. I live my life in gratitude.

“Every day I just feel blessed to be able to do something that can help somebody. It’s all the small things that count,” said Moerler, who was named Visionary of the Year at the recent Bravo Awards ceremony hosted by the Ventura County chapter of the National Association of Women Business Owners.

The organization has chapters throughout the country. In addition to fostering education, camaraderie and support for female business owners, NAWBO works to propel female entrepreneurs into economic, social and political spheres of power worldwide.

Moerler is a Massachusetts native who came to California in 1972 with no job and her 3-yearold daughter in tow.

After working for decades in real estate, Moerler took over Keller Williams Westlake Village in 2008 at the height of the recession. The office had only 40 agents.

Today the realty office has 250 agents and a sales volume of over $680 million annually.

Moerler designed a state-ofthe art 19,000-square-foot facility that includes individual office spaces and common areas where agents can brainstorm, deliberate or relax.

“My vision was to build a company that would be accommodating for both the old and the new,” Moerler said.

Diane de Mailly, presidentelect of NAWBO in Ventura County, said Moerler is an exemplary businesswoman who reinvented the idea of how big real estate offices work.

Though real estate is a competitive business, de Mailly said, Moerler created a facility where agents can collaborate and relax.

“She took the human factor into account—that’s a thrilling concept. Through this innovative design, she created a cohesive group of real estate agents who are very successful,” de Mailly said.

Bravo Awards organizers said Moerler has been a teacher, mentor, counselor, negotiator, marketer and tireless supporter of her team and her community. Her goal is to offer “careers worth having, business worth owning and lives worth living.”

Moerler said she began investing in real estate while working at a bank in Santa Barbara. She also worked as a tax preparer to supplement her income.

After moving to Thousand Oaks in 1979, she married her knowledge of real estate and expertise in finances and taxation by opening a realty and investments firm while running a property management company and a postoffi ce rental business.

Moerler joined Re/Max Real Estate in the 1990s, and in 2006 she went to Keller Williams Realty Westlake Village. Two years later, she took over as majority owner and operating principal of that office.

“We have a culture of cooperation and collaboration instead of competitiveness. Last year, we were able to give back over $400,000 in profit shares to our agents,” said Moerler, who is also active in charitable endeavors.

Among other things, she chaired the Conejo Valley Chamber of Commerce in 1987 and has been a Rotarian since 1988.

Moerler was one of seven women recognized for their professional and personal achievements at the recent Bravo Awards event titled “Beyond the Horizon: Unstoppable Women.”
