Residential real estate continues downward trend

April sales of Conejo Valley single-family homes totaled 122. This compares to 106 sold in March and 126 a year ago, according to Allen Reznick, president of Conejo Valley Association of Realtors.

Median sales price for singlefamily homes in April was $796,052; last year it was $837,500. The median price is the point where half of the units sold for more and half for less.

Median prices for single family homes in April were $500,000 for two, two-bedroom homes; $669,642 for 42 three-bedroom homes, and $891,666 for 78 homes with four or more bedrooms. This compares to sales in April last year of $687,499 for three homes with up to two bedrooms; $691,666 for 46 threebedroom homes; and $917,968 for 77 homes with four or more bedrooms.

Condominium sales totaled 52 in April, compared to 66 in March and 81 for April last year.

Total sales for all real estate transactions in April were $155.4 million. Last year the April total was $177.1 million.

New residential listings totaled 427 in April, compared to 480 in March and 340 in April last year.
