Important hearing coming up in Agoura Hills Have you heard about the new Riopharm proposed development on the rustic part of Agoura Road between Chesebro and Liberty Canyon Road directly adjacent to Santa Monica conservancy property? It is two recorded residential tracts for a total of 27 detached, single family homes (14 units in tract one and 13 units in tract two). The proposed home sizes in tract one are 3,389 to 4,124 square feet, and homes in tract two are 4,061 to 4,249 square feet, on lot sizes as small as 3,900 square feet. As proposed, there are no other homes-to-lot-size ratios like this that currently exist in our city. Some would say this type of high density development is in direct conflict with the North Area Plan approved to prevent just this kind of construction. Did I mention that a known andslide exists on the building site in tract two? And that extensive excavation, re-grading and soil compaction is needed to deal with the Alluvium soil present throughout the tract? Moreover, the developer seeks to remove 33 oak trees and encroach on 15 others on the site. Yes, 33 oak trees will be ripped out and 15 encroached upon that may shorten or impact heir life span. This issue has already been before the city planning commission three times, and each time the wisdom of the planning commission has prevailed, indicating just how poor this development truly is. The developer has now appealed and is requesting the matter be heard by the city council. The meeting will take place on Feb. 22 at 7 p.m. I would encourage all area residents who have concerns about this proposed development to be on hand to support the planning commission’s decision to turn down the applicant’s request for approval.
