Home sales still rising

March sales of Conejo Valley single-family homes totaled 199 compared to 111 sold in February and 201 sold a year ago, according to Mike Plisky, president of the Conejo Valley Association of Realtors.

Median sales price for single-family homes in March was $752,120. In 2004 it was $736,440. The median price is the point where half of the units sold for more and half for less.

Median prices for single-family homes in March were $400,000 for eight homes up to two bedrooms, $677,080 for 59 three-bedroom homes, and $828,120 for 132 homes with four or more bedrooms. This compares to March sales of $562,500 for five homes up to two bedrooms, $600,000 for 54 three-bedroom homes and $823,530 for 142 homes with four or more bedrooms.

Condominium sales totaled 92 in March compared to 68 in February and 80 for March 2004.

Total sales for all real estate transactions in March were $225.9 million. The March 2004 total was $198.2 million.

New residential listings totaled 261 in March compared to 384 one year ago and 184 in February.
